One lead project. A disciplined pipeline.
Kottinger Capital's first campus is in Patna, Bihar — a state actively competing for its first large-scale AI data center. Future sites follow the same site-selection logic: find the state that wants to win, and get there first.
Bihar is India's fastest-growing state by GDP and one of the least served by data center infrastructure. The state government has made large-scale technology investment a policy priority — offering concessional land, preferential power tariffs, and single-window approvals for anchor projects. Kottinger Capital's Patna campus is positioned as that anchor.
Why Bihar?
The same logic, applied across India.
Every future site is evaluated against the same criteria: a state government that wants to win its first large campus, available grid capacity, clear land title, and water access. We do not chase established markets. We identify the next Bihar before the market does.
Active policy support — concessional land, tariff relief, and fast-track approvals. The state must be competing, not just permitting.
Minimum 100 MW committed capacity at site, with a credible path to 500 MW+ within the campus development horizon.
Clear title or state land bank allocation. Confirmed water source and allocation agreement for cooling infrastructure.
No established hyperscaler campus in the target corridor. The fund targets markets where being first creates durable pricing and policy advantage.
